How is my Buyer's Agent paid?

 Typically, the Buyer's agent and the Seller's agent are both paid out of the Seller's proceeds from the sale. The commission is divided between the two agents at closing. It costs you no more to be fully represented by a Buyer's Agent, and it could save you thousands. 


Will I be able to see as many homes with a Buyer's Agent?

Yes. Buyer's Agents have access to the same pool of homes for sale as any other real estate agent through the local Realtor MLS directory. Your Buyer's Agent will also research homes for-sale-by-owner, bank owned homes and homes for sale by the government. In addition, by keeping in constant touch with other agents, we will be able to show you homes which are not yet on the market. Using these additional resources, your Buyer's Agent will probably have a larger selection of homes for you see. 


Can't any agent represent me?

 

Not really. In Texas, all Listing agents, (the ones with the signs) must represent the seller. Their contracts are with the Seller to represent the Seller's interests and try to get the highest price possible for the home. Even if the listing agent shows you other homes and acts as if he or she is representing your interests, unless you have a Buyer's Representation Agreement, the agent has to represent the Seller, disclose all information about you to the Seller, and try to get the highest price for any house you see. Another consideration is professional affiliation. Since we only represent Buyers, the professionals we recommend (inspectors, appraisers etc.) are also loyal to the Buyer. They will provide us with complete, accurate and honest information about the home and its neighborhood.

 


What additional expertise do you have to help me?

 

Our senior agent, Steve Ritchey, is a member of the American Institute of Architects and has many years of experience in historic restoration and preservation. We are experts on residential buildings their problems and solutions to those problems. We will not let you buy a home which we consider to have inferior construction or to be in a neighborhood with inferior infrastructure.

 


If another agent has shown me houses, can I still use you?

 

Yes. As a buyer, unless you have signed a Buyer's Representation Agreement with another agent, you can still use our services to help you find your home.
